Description of the prohibition of discharge of firearms, hunting or trapping.
These guidelines represent the portion of the restrictive covenants dealing with construction in Emerald Bay. It is a quick reference guide but does not replace the restrictive covenants.
Just a reminder there is to be no lot clearing at all until the architectural committee has approved proposed plans.
Please reference below photos of construction orange fencing required to protect community property and common grounds. Construction vehicles should not drive or park on common grounds.
Approval must be received from the architectural committee regarding your house plans, before your lot is cleared or construction begins.
Please read the Covenants, Restrictions, Bylaws, and Construction Guidelines before submitting the application with fee. If you have any questions concerning this approval, please contact the committee.
Construction Security Deposit Requirements
- Modular construction security deposit is $20,000 (non-refundable),
due to anticipated road and other community property damage.
- Other new construction security deposit is $5,000
For Lots purchased after April 1, 2023: 80% is refundable if there is no road or other community property damage.
For the purpose of architectural approval, EBHOA requires residents to submit a request in writing, outlining a description of the intended building, landscaping, or home improvements, structure or outbuilding as outlined by the covenants and restrictions. EBHOA defines a structure as any new building, addition, or delivery of a prefabricated building or other object, with any dimension of six (6) feet or over in any direction. Homeowners are required to present such items to the architectural committee and receive approval prior to implementation.
